Will my insurance accept this?+
In most cases, yes. We work with a local inspector who knows our work and our products. After treatment or coating, he provides a 6-year certified roof assessment report. That report is what your insurance carrier needs to see.
Is this just snake oil?+

Does this work on tile, metal, or flat roofs?+
Shingle rejuvenation is specifically for asphalt shingle roofs. For tile, metal, flat, and TPO roofs, we use professional-grade silicone, acrylic, and sealant coatings from Nationwide Products. Different products, same goal: extend the life of your roof without replacing it.
What if my roof is too far gone?+
That's what the free assessment is for. We'll tell you honestly. If rejuvenation or coating is the right move, we'll explain why and what it costs. If your roof actually does need to be replaced, we'll tell you that too. We don't sell treatments to roofs that won't benefit from them.

How long does shingle rejuvenation take?+
Most residential roofs are completed in a single day, and normal household activity can continue while we work.
Is the treatment safe for my landscaping and pets?+
We take care around gardens, pools, and outdoor living areas on every job, and we'll walk you through any simple prep before treatment day.
How old can my shingles be for treatment?+
We've successfully treated asphalt shingle roofs as old as 25 years here in Florida. The free assessment tells us if your roof still has enough structure to benefit. Some very deteriorated roofs may not qualify.
Will this void my roof warranty?+
No. Shingle rejuvenation is a maintenance treatment, not a modification. It does not void manufacturer shingle warranties.
Does the treatment change the appearance of my shingles?+
Slightly. Most homeowners notice their shingles look darker and richer after treatment - similar to how they looked when new. This fades to a natural appearance within a few weeks.

How long does a roof assessment take?+
Most assessments take about 30 minutes on-site. Afterward, we'll either review findings with you in person or send a detailed photo report within 24 hours.
What happens after the inspection?+
We provide our findings and recommendations. You decide if and when to move forward. No pressure sales, no follow-up harassment. If treatment makes sense, we quote it. If not, we tell you.
Can I use the assessment report for insurance?+
If you move forward with a service, we provide a 6-year certified assessment report formatted for insurance carriers. The free inspection itself provides a detailed condition assessment.
What types of roofs do you inspect?+
All types - asphalt shingle, tile (barrel and flat), metal (standing seam and corrugated), TPO, modified bitumen, and flat roof membranes. If it's on a building in Sarasota County, we inspect it.
Silicone Roof Coating questions
Does silicone work on residential roofs?+
Yes. Any flat or low-slope residential roof is a good candidate - lanai roofs, additions, garage flat sections. It's also the gold standard for commercial buildings.
How long does silicone coating last?+
With proper application, a silicone roof coating can last 15-20 years before it needs recoating. It doesn't crack, chalk, or harden over time like other coatings.
Can you coat over my existing roof?+
In most cases, yes. Silicone can be applied over TPO, EPDM, modified bitumen, metal, and existing silicone coatings. The key requirement is that the existing substrate is in reasonable structural condition.
What about ponding water?+
Silicone is the only roof coating that handles ponding water without degradation. If your flat roof has areas where water sits after rain - which is extremely common in Florida - silicone is the right choice.
How much does silicone coating cost compared to a roof replacement?+
Typically 50-70% less than a full tear-off and replacement. For a 3,000 sq ft commercial flat roof, you're looking at significant savings - often $10,000 or more.
Acrylic Roof Coating questions
Is acrylic good for flat roofs?+
Acrylic works best on sloped roofs with good drainage. For flat roofs with ponding water, silicone is the better choice - acrylic can break down under standing water.
How long does acrylic coating last?+
Typically 10-15 years depending on thickness and environmental conditions. It can be recoated at that point to extend protection even further - no tear-off needed.
What roofs can acrylic coat?+
Metal (standing seam and corrugated), modified bitumen, spray foam, concrete, and some single-ply membranes. The free inspection tells us if your roof is a good match.
What's the difference between acrylic and silicone?+
Both acrylic and silicone are elastomeric roof coatings. The difference is the chemistry and where each performs best. Acrylic is water-based, highly reflective, and ideal on roofs with good drainage. Silicone is moisture-cured and the better choice where ponding water is present.
Tile Sealing questions
Does sealing change how my tile looks?+
It restores the original color and can add a subtle sheen. Most homeowners say it looks dramatically better after sealing - like a new roof, but at a fraction of the cost.
How long does tile sealing last?+
Typically 8-12 years depending on exposure, shade, and environmental conditions. Resealing when the time comes is straightforward and affordable.
What types of tile can you seal?+
Barrel tile, flat concrete tile, and S-tile - the three most common tile types in Southwest Florida. Each requires a slightly different technique, and we're experienced with all of them.
Will sealing fix existing leaks?+
Sealing prevents future moisture intrusion through the tile surface. If you have active leaks caused by broken tiles or damaged underlayment, we address those issues before sealing.
TPO Roof Coating questions
Can you coat any TPO roof?+
Most TPO roofs in reasonable condition are candidates. If the membrane is severely damaged, delaminated from the substrate, or has extensive punctures, we'll tell you that replacement is the better option.
How long does the coating add to my TPO roof?+
Typically 10-15 additional years of service life when properly applied. This is documented and backed by manufacturer warranty.
What causes TPO membranes to fail?+
UV exposure is the primary cause in Florida. UV breaks down the polymer chains in TPO, causing chalking, brittleness, and eventually cracking. Seam failure from thermal cycling is the second most common issue.
Is this appropriate for my commercial building?+
Absolutely. Most of our TPO coating work is on commercial buildings - offices, retail, warehouses, and restaurants. We work around your business hours to minimize disruption.
Metal Roof Coating questions
Can you coat a rusted metal roof?+
Yes, as long as the rust hasn't eaten through the metal panels. We treat all rust spots with a professional rust converter before coating. If panels are perforated, they need to be replaced first.
What color is the coating?+
Standard is white for maximum reflectivity and cooling benefit. Custom colors are available on request - though white provides the best energy performance.
Will coating stop the "popping" noise my metal roof makes?+
It helps significantly. The reflective coating reduces the temperature differential that causes thermal expansion and contraction - which is what creates those popping sounds.
How long does the coating process take?+
Most residential metal roofs are completed in 2-3 days including prep. Commercial buildings may take longer depending on size and condition.
Flat Roof Coating questions
Which coating is best for my flat roof?+
It depends primarily on drainage and movement. Silicone handles ponding water. Acrylic works best with good drainage. When thermal movement is a bigger concern, we build the system with the thickness and reinforcement needed for that roof. We recommend based on your roof - not on what's most expensive.
How long does the process take?+
Most flat roofs are completed within a week, including prep time. Weather can extend the timeline - we don't apply coatings in the rain.
Can you coat both commercial and residential flat roofs?+
Yes. The process is similar regardless of building type. We adjust our approach based on the specific membrane and conditions, not the building classification.
Will the coating stop my existing leaks?+
In most cases, yes - assuming the leak is coming through the membrane or seams and the deck structure is sound. If we discover structural damage during inspection, we address that first.
Pressure Washing questions
What surfaces do you pressure wash?+
We clean driveways, walkways, lanais, patios, pool decks, siding, screen enclosures, pavers, and other exterior hard surfaces. For roofs and delicate areas, we use soft washing instead of high pressure.
Can you pressure wash my roof?+
We do not use high pressure on delicate roof surfaces. Roofs are cleaned with soft wash techniques that remove algae and stains without stripping granules or damaging tile.

Is soft washing safe for my roof?+
Absolutely. Soft washing uses low pressure (under 500 PSI) combined with specialized cleaning solutions that do the work chemically - it's specifically designed to be safe for all roof types including asphalt shingles and tile.
How often should I soft wash my roof?+
In Florida, every 2-3 years is typical for most roofs. Homes with heavy tree cover or north-facing roof surfaces may need cleaning more frequently due to accelerated algae growth.
Do you only clean roofs?+
No - we clean driveways, walkways, patios, pool decks, siding, and other exterior surfaces. Most homeowners bundle roof cleaning with exterior washing for the best value.
Will soft washing damage my landscaping?+
We take precautions to protect your plants and landscaping. We pre-wet vegetation before washing and rinse everything thoroughly afterward. The cleaning solutions we use are biodegradable.

How long do the results last?+

Can soft washing damage my shingles?+
No - that's the point. Soft washing was specifically developed as a safe alternative to high-pressure cleaning for delicate roofing materials. The cleaning solution does the work, not the water pressure.
Should I clean my roof before coating or rejuvenation?+
Yes - always. No coating or rejuvenation product bonds or penetrates properly through a layer of algae and debris. Cleaning first is a non-negotiable step for any roof treatment.
